Undervalued beach home transforms into desirable duplex
A local businessman, tasked with looking after his elderly mother’s property, contacted Development Exchange to explore what was possible, as he knew it was undervalued in it’s existing condition.
The team quickly identified the beach-front site had a limited market value and was going to require significant capital to reposition the asset for sale or to rent. After entering an agreement with Development Exchange, a market assessment was done to establish the type of property that was complimentary to the surrounding dwellings and would ultimately, fetch a lucrative return.
While the client focused on taking care of his mother and successfully transitioning her into her new living arrangements within a nursing home, Development Exchange took care of the redevelopment and managed every aspect of the project. Working proactively with the local council to secure the Development Application (DA) in-excess of the local area development standards, Development Exchange successfully created a significant upside for the client. Also during this time pre-construction, the existing house was leased - ensuring a steady flow of income for the client.
Also tasked with managing the sale of the property, and attracting the right buyers with a competitive price guide, the end result achieving a 30% increase in property value for the client.
The partnership with Development Exchange allowed the client the headspace to take care of his personal and business life, while removing the stress of dealing with an undervalued property and replacing it with an investment return in his bank account.
