Development Exchange is designed to work for you. We take all of the financial risks, in return for 50% of the profit. Our team also takes care of the entire development process from start to finish, including design, development, construction management, building, sales and marketing.
With a target time frame of 12-18 months per development, from the time of initial offer to completion, our product removes the barriers to property development, making it widely accessible to investors and those with a property sitting within a self-managed super fund. Because we are only remunerated by profit and having our capital at risk alongside yours our team is invested in delivering and completing each development to the highest of standards, to ensure all parties the most profitable outcome.
Zero cash outlay or financial obligations.
We cover all the costs involved in the redevelopment from the development application to the actual development, construction, management, sales and marketing. Plus, we also cover your mortgage repayments throughout the entire process. When you work with us, as part of the process (if applicable) we refinance your existing mortgage to Development Exchange, which allows us to cover all repayments up to project completion. With our unique product, there is no requirement for you to show any financial capacity, borrow any funds, hold any liability or incur any costs directly.
Zero risk.
All our projects are 100% protected by our unique performance bond. At the start, we engage an independent registered valuer to complete an on-site valuation of your property to determine its current value. The value of your unique performance bond is worked out by subtracting the existing debt (mortgage) on the property from its current value, as determined by an independent valuation.
The bond protects you from all the 'worst-case scenarios,' including property downturns, or Development Exchange going bankrupt. It also allows you peace of mind as it covers the value of your existing equity. If for any reason the bond needs to be called into action, you simply notify us and the bond provider. The bond provider will settle the agreed amount directly with you. Managed and held by independent APRA-accredited insurers, the performance bond ensures a guaranteed minimum investment return, no matter the outcome.
50% profit share.
At project completion, you will receive your ingoing equity and 50% of the project profit. The profit is determined by subtracting the development costs and project management fees from the final sale amount. The project costs are outlined upfront and certified by an independent quantity surveyor through the project, ensuring full transparency.
You can choose to either take a lump sum cash payment or roll your equity and profit back into the ownership of one or more of the newly constructed dwellings and grow your investment portfolio. The choice is yours. If you choose to take ownership of one or more of the dwellings, you will be required to finance the difference between the property’s value and your 50% profit/equity contribution and you may be exempt from stamp duty and capital gains tax.
No experience required.
Development Exchange allows investors with no experience or financial backing to realise their development dreams. Unlike a traditional project management firm, we carry all the financial risk of the project, along with end-to-end management and development. How does our process work?

After getting in touch with our team, we will carry out an initial feasibility study to determine the redevelopment potential of your property. Our initial assessment considers the level of equity you have in your property, local council regulations, land zoning, and current market conditions.

All going well with the initial property assessment, you will be presented with an official offer document and full feasibility study, outlining the redevelopment potential of your property and the estimated possible return.

If you choose to proceed forward and accept our official offer, you will be required to sign a development contract. At this stage, your existing mortgage (if applicable) will be refinanced with Development Exchange, and you will no longer be required to make repayments. We also cover any break fees that may be incurred through the refinancing process. At the acceptance of the offer, the unique performance bond will be calculated and finalised. At all times throughout the process, the property remains in your ownership.

Each property holds its own unique potential. Our team of skilled and trusted architects design redevelopments that maximise the resale value of your investment. If you have decided to retain a dwelling as part of your profit share, you will also have the opportunity to customise the selection of colours and finishes during the design stage.

We take care of all the paperwork, lodging the required development application and organising the associated construction documents. We also engage with demolition contractors to remove the existing dwelling/s.

Our team manages the entire construction process from start to finish, ensuring time frame and budget deliverables are met. We don’t cut corners, ensuring the result is delivered to the highest of standards. As a client, you will be provided with regular updates throughout the process.

We don’t just build, we also organise the sales and marketing campaign, and all required marketing material required to promote both the under construction and completed properties. You also have the option to choose the agent you wish to sell with, should you like to do so.

We ensure a transparent and honest process, with regular support and open communication channels. At completion, you will either receive a lump sum or take ownership of one or more of the dwellings, the choice is yours. Our help doesn’t stop there. We also have contacts with leasing agents and can assist with depreciation schedules or refinancing if needed.
